Ellis County is considering a significant economic development initiative that could bring a new distribution and fulfillment center to the city of Ennis, with an eye on bolstering the local economy. In what's being positioned as a strategic play to attract investment and create jobs, the County's Commissioner's Court is set to discuss a potential tax abatement agreement with Loloi Inc., a home decorative and furnishings company. As outlined by Ellis County, Texas, the property in question spans approximately 124.5244 acres within the Texas Enterprise Zone, a distinguished reinvestment area in Ennis, with parcels identified by the PIDs 187482, 187483, 230934, 276866, and 185537.
Announced as a move that is expected to invest around $107 million into the local economy, the proposed project aims to leverage the real estate off FM 1183 and Hwy. 287 for the company's new distribution hub. With the final Certificate of Occupancy in hand, Loloi Inc. plans to scale up to a workforce of 270 full-time employees within three years, promoting job growth and business development in Ennis. According to the notice, the improvements under discussion include a range of qualified business and personal property integral for a modern distribution center.
The consideration of the tax abatement agreement is set for a vote at a public meeting, scheduled for 2:00 p.m. on July 9. Interested parties and community members are encouraged to attend the session at the Second Floor Commissioner’s Courtroom located at 101 West Main Street, Waxahachie, Texas. Consistent with the requirements of the Texas Open Meetings Act, the notice of this upcoming meeting has been posted since June 3rd and will be displayed for a continuous 30-day period leading up to the Commissioner's Court assembly. The Ellis County administration appears committed to transparency and public participation as they navigate this pivotal economic development decision.
The impact of the project, if approved, could signal a new era of economic vibrancy for Ennis and Ellis County at large. Tax incentives like these are often critical in luring large-scale investment to local communities, which in turn can catalyze further development and prosperity. Details regarding the specific scope of the tax abatement and the projected economic benefits remain housed within the pages of the proposal, inviting local scrutiny and deliberation in the weeks to come.
