Under the new regulations, signs between six and 25 feet tall are allowed, provided that a building permit is obtained for any signage that exceeds six square feet in area or six feet in height unless specific exemptions apply. This mandate, as outlined on the County’s website, aims to streamline the process of approving signage. Furthermore, if a sign’s area is increased or a static sign is replaced with an electronic message board, a permit is also required.

Adjustments have been made about the type and size of freestanding and fascia signage permitted, with the criteria being contingent on the property size and its proximity to roadways. For properties of 10 acres or less, one six-foot sign is allowed if the property is adjacent to a local street. This increases to eight feet for collector roads, and a maximum of ten feet is sanctioned if the property abuts a freeway.

When it comes to larger tracts of land, those sizing between 10 and 100 acres, a pair of signs is permitted, following equivalent road-proximity size guidelines. Beyond the 100-acre mark, up to two 25-foot displays are allowed, though only if they are adjacent to a collector road or freeway and the property serves a civic or institutional purpose. In alignment with these revisions, Arapahoe County has scrapped special sign allowances intended for specific cases and modernized definitions for various sign categories.
