
Real estate developments continue to reshape Mott Haven, with two significant deals highlighting the trend. In one key transaction, developer Peter Fine has sold a development site at 350 Grand Concourse to Shorewood Real Estate Group for $28.5 million, as sources close to the matter confirmed. Initially purchased by Fine in November 2021 for $21.2 million, the lot spans roughly 31,000 square feet, presenting potential for a construction project reaching up to 223,000 square feet. Previously, Fine had proposed building a school, but Shorewood's plans appear to be pivoting towards a mixed-use project, including residential spaces and a grocery store component, as Crain's New York reported.
The Bronx neighborhood is also set to welcome Kofee, a Brooklyn-based cafe, which will open its second outlet at the base of Maven, RXR's 27-story residential development at 2413 Third Avenue. The Maven boasts 200 residential units, with amenities spanning over 21,000 square feet, including a fitness center and coworking spaces, strategically situated near subway access to the 4, 5, and 6 trains. Kofee is slated to commence operations in the first quarter of 2025, occupying a 720 square foot space at the tower's ground level. Joseph Graziose, Jr., executive vice president at RXR, conveyed to New York YIMBY, “Kofee’s arrival is the perfect complement to the resident experience we’ve worked hard to build at Maven.” Graziose Jr. further expressed excitement over the business adding to the local collective, enhancing the neighborhood's vitality.
