San Ramon's Bishop Ranch is taking a significant leap into the future by centralizing its medical facilities into a new hub, the Bishop Ranch Medical Campus, in an ongoing effort to swiftly make room for new housing within the East Bay neighborhood. Sunset Development Company, which spearheads the project, has nearly completed leasing the revamped 203,000-square-foot medical complex at 12677 Alcosta Blvd., now 70% filled with health and wellness providers. This consolidation strategy is to primarily free up space for an ambitious plan to add residential units to the mixed-use community.

The decision to build this centralized medical campus has evidently been to strategically support the area’s growing population and to meet their health needs more efficiently. As the anchor tenant, John Muir Health has taken over a 52,000-square-foot space, more than doubling its previous capacity, according to ConnectCRE. Alex Mehran Jr., president and CEO of Sunset Development, emphasized the importance of the campus, saying, "The strong retention of our tenants through this transition underscores the importance of Bishop Ranch as a hub for medical and wellness services within our community."

Other significant expansions include UCSF Benioff Children's Hospitals setting up a 9,000-square-foot pediatric specialty clinic within the campus, catering to a wide range of pediatric specialties. Moreover, three new medical practices are joining the ranks, with UCSF Health Medical Foundation, Tri-Valley Pediatrics, and Bass Medical Group leasing spaces ranging from 2,900 to 4,300 square feet, as reported by The Mercury News.

Ultimately, the current office buildings housing the relocating medical practices are slated to be demolished to pave the way for an 11-acre residential community, dovetailing into Sunset Development's broader vision of erecting upwards of 8,000 homes at Bishop Ranch. Mehran Jr.'s vision entails a walkable downtown where "residents have everything they need just minutes away," he told The Mercury News. The new medical campus aims to integrate into this fabric, providing essential services within a vibrant neighborhood going through a dynamic phase of evolution.
