
Town planners in Garner are set to consider a variance request that could transform the North Garner Middle School's silhouette and surface. The public hearing is announced for February 27, according to the official Garner Town Hall notice, inviting stakeholders to weigh in on proposed deviations from the established architectural mold set by the town's Unified Development Ordinance.
In the proposal designed by Rachel Watson of CLH Designs, PA, the school plans to exceed the allowed building height in the R4 zoning district by nearly 42% with a new 49’-4” primary structure. Adding to the list of exceptions sought, they also aim to alter the transparency standards of the building, desiring a ground floor transparency as low as 22% and an upper story transparency of just 9%. The architectural requests do not stop at height and transparency. Watson's team is also looking to expand the gymnasium roof to stretch up to 123’-9” without the required articulation.
