St. Louis County is sending out a reminder to locals that they might be sitting on a potential cash-back opportunity with property tax refund programs, as property tax statements are currently landing in mailboxes. For homeowners with a homestead classification, the Minnesota Department of Revenue is offering two types of refunds: the regular homestead credit refund and the special homestead credit refund.
To be eligible for the regular homestead credit refund, a homeowner's property taxes must to directly exceed a determined percentage of their household income. For taxes payable in 2025, as reported by St. Louis County, that income threshold was capped at $139,320 for the year 2024. As for the special homestead credit refund, this is an option if the net property tax on a homestead increased by 12% or more from the previous year, excluding any changes due to new construction, with a maximum refund of up to $1,000.
A significant portion of the area's population could benefit, as nearly 31% of Arrowhead region residents qualified for a property tax refund back in 2022. That region, importantly enough, includes St. Louis County itself. The hope is presumably to see a similar, if not higher, uptake this year.
The need is there to apply for these refunds via the M1PR form, accessible on the Department of Revenue's website. The deadline for filing a 2025 return is August 15, and it's worth noting that some taxpayers may to still qualify for the special refund even if they do not meet the criteria for the regular refund. However, these refunds are not accessible for homeowners who are currently owing delinquent taxes.
