Despite the building's current low occupancy rate of just 11%, Stockbridge Enterprises, Al-Hadidi's firm, has seen the potential in Tower 600 and is looking to not only move its Warren-based headquarters there but also to quickly start on the development of the luxury apartments. "We see the potential because of the view, because of the location, proximity to the Riverwalk," Al-Hadidi told The Detroit News in an interview. His firm's plans come at a time when the iconic Renaissance Center complex faces a proposed $1.6 billion renovation by General Motors and Bedrock Detroit, which seeks to significantly reshape the riverfront skyline.

This acquisition and subsequent development are a part of broader changes in the area. In a detailed plan, General Motors Co. has already announced its intention to move into a new location in Bedrock's Hudson's Detroit by January 2026. Meanwhile, Al-Hadidi's move is seen to be in line with this transformative vision, potentially benefiting from the proposed major redevelopment of the Renaissance Center complex. In an interview with the Detroit Free Press, Al-Hadidi remarked on the partnership between GM and Bedrock real estate firm, asserting that "If it happens, it’s great. If it doesn’t happen, it’s still OK."

The vision for the new Tower 600 encapsulates more than just luxury living; it aims to embody the spirit of growth and optimism in Detroit's business realm. Jared Friedman, Co-CEO of Friedman Real Estate, emphasized the building's potential during the auction process, telling FOX 2 Detroit that there's "a strong appetite for Class A office buildings." Al-Hadidi too remarked on the significance of the location and the long-term benefits it holds for the city. "It will make the area thrive," he said, pointing to the Riverwalk and safety improvements as key attractions for newcomers to Detroit.
