They've swung open the door on proposals, seeking professional administrators to manage a hefty $75 million slice of the Improve Our Tulsa 3 housing funds. This cash injection is earmarked for several initiatives, aiming to boost the availability of affordable homes across the income spectrum, according to a recent press release from the City of Tulsa.
The pot of money is split into a variety of funds, each catering to different facets of the housing crisis. About $25 million is dedicated to a Housing Grant Fund, which will tie up with programs like the Low-Income Housing Tax Credit to assist those earning up to 60% of the Area Median Income. Another $7 million is destined for a Housing Investment Fund with spinning wheels – it's a revolving fund structured to bolster the supply of homes for those earning as much as 120% of the Area Median Income. There's also a $10 million Housing Acquisition Fund laid out to strategically purchase sites earmarked for new units, and a $5 million Housing Preservation and Rehabilitation Fund set to breathe new life into forlorn vacant and abandoned houses.
Mayor Nichols is putting housing in the spotlight, stating, "Housing is one of the most urgent challenges facing our community, and we must address it directly and in a variety of ways if we want to create real change," according to the City of Tulsa announcement. The timeline to collect IOT 3 funds spans roughly 4.5 years, starting from January 1, 2026, but the city's gears are already turning over the possibility of revenue bonds — a move that could see money flow to development projects on an expedited schedule.
