
Boulder County is set to accept bids for its North Broadway campus starting this Monday, August 25, according to a recent announcement. The property, which spans 17.5 acres at 1333 Iris Avenue in Boulder, features a mix of parking lots, office buildings, a playground, and green spaces. This bidding process comes in the wake of the county's Space Optimization Study from last year, which advocated for the condensing of county offices to promote efficiency and optimal use of space, according to Boulder County.
Interested parties have until 11:59 p.m. (MST) on Friday, September 19, to submit their proposals, which must be done online using the county's Bonfire portal. A bundle of requirements accompanies the bids: purchase price and terms, a variety of cost commitments, and a proposed date of closing. Prospective buyers must also agree to lease the property back to Boulder County through the end of 2026, and provide a succinct account, not exceeding 300 words, on how their acquisition will boost Boulder County's supply of attainable or affordable housing.
Alongside the sale announcement, the county disclosed its intent to submit a land use change request, which aims to transform the property's designation from Public (P) to Residential (R) without specifying a zoning preference. This request is tied into the larger Boulder Valley Comprehensive Plan Update, with the submission planned for the same day bidding starts, enhancing the prospects for residential development.
The Boulder County Board of Commissioners is expected to engage in negotiations and make a final decision on the proposals in October. They will assess offers based on several criteria, including market value, terms, and whether the proposals are in line with legal standards and county strategic priorities.
