According to city officials, the request, submitted by Veronica Yeary on behalf of property owners Benjamin & Dilicia Canales, seeks to transform nearly six acres of residential and rural land into a mixed-use neighborhood zone. The land in question, a 0.93-acre plot currently zoned Residential 4 (R4) and an adjacent 5.75 acres zoned Rural Residential (RR), is conveniently situated south of East McKinney, roughly 615 feet west of Glenngary Way.
The City of Denton's official announcement indicates that the hearing is an opportunity for public discourse before any decisions are taken, with the Planning and Zoning Commission's recommendations on the proposal eventually forwarded to the City Council for a final verdict. The Commission may even suggest that the City Council consider an equivalent or more restrictive rezoning option, as long as it aligns with the objectives outlined in the Denton 2040 Comprehensive Plan.
