
Helotes City Council is in the spotlight again as amendments are being sought for the Bandera Ranch Planned Unit Development (PUD), a move that is raising questions and anticipation among locals. The property, which sits at the nexus of Bandera Road and Scenic Loop Road, is set for a change that could reshape the dining landscape in the area. According to an update published by the City of Helotes, the Applicant Killen, Griffin, Farrimond, PLLC, is pushing to exclusively designate the hard corner of the intersection for a full-service restaurant. More interestingly, the request allows a single Restaurant with a Drive-Thru to be a permitted use right on another tract, potentially paving the way for quicker, more convenient dining options.
The proposed amendments seem to intentionally lean towards cultivating a more refined culinary flair while cautiously embracing the drive-thru culture on Tract B. The first tract, dubbed Parcel 2, Tract A, demands a full-service restaurant that must occupy at least 4,000 square feet – a stipulation that appears to both set a bar for quality and to subtly steer the development's character. Meanwhile, any additional drive-thru setups in Parcel 2 will have to get past the council, so don’t expect to swiftly see a proliferation of fast-food spots anytime soon. The amendments are in line with City Code, which does allow for such changes, provided they make it through the gauntlet of City Council approval after scrutiny by City Staff and recommendations from the Planning & Zoning Commission.
These proposed adjustments aren't just internal housekeeping; they'll be subjected to the court of public opinion through public hearings. As cited on the City of Helotes website, hearings and considerations are on the dockets for the Planning & Zoning Commission Agenda on October 7 and the City Council Agenda on October 23. These sessions are open to the public, providing a transparent stage for citizens to voice their approval or concerns.
