
Marking a pivotal moment for Downtown Patchogue, Governor Kathy Hochul has initiated the groundbreaking for a substantial $160 million project dubbed The Carriage House, a mixed-use development set to provide both residential and commercial offerings. As reported by the Governor's Press Office, this development aims at transforming an underutilized lot on West Main Street into 262 new homes, inclusive of 53 units earmarked as affordable, alongside major infrastructure enhancements forecasted to fortify the housing and transportation framework of the region.
In her announced plans, Governor Hochul envisages the project to be a catalyst for community and economic development, stating, "By combining affordable housing, infrastructure improvements and downtown revitalization, we’re helping communities like Patchogue create opportunities for working families while driving economic development," the project which is led by Nord Development Group and ACRE alongside a $8 million award from the Long Island Investment Fund, attempts to address the housing shortfall while also ushering in local growth and sustainable living options, as per the Governor’s Press Office. In addition to the residential spaces, The Carriage House is expected to yield over 310 construction jobs, clean and restore the Patchogue River, and introduce a 40-kilowatt solar array, reflective roofing, as well as a bike-share and electric shuttle service, providing a green and connected living environment.
Support for the project spans multiple public offices with State Senator Dean Murray expressing excitement about the continued revitalization of Patchogue and Empire State Development President, CEO and Commissioner Hope Knight highlighting the role of quality, affordable housing in creating stronger, more inclusive communities, the development, with its two five-story buildings, also features ground-floor retail and community office space, and over 400 structured parking spaces. Village of Patchogue Mayor Paul V. Pontieri underscored the significance of state partnership in such developments, stating, "Projects like Carriage House only happened with the support of partners. In this case the critical partner was the State of New York and Governor Hochul," as mentioned on the Governor’s Press Office.
The Carriage House is not only a monument to modern urban planning but also a response to the ongoing housing crisis facing Long Island, it stands as a testament to what thoughtful public investment, paired with state, and local collaboration, can achieve in terms of sustainable growth and community development. As laid out in their announcement, occupancy of the eastern building, comprising 108 units, is slated for spring 2027, followed by the western building with 154 units in the subsequent fall, aligning with Governor Hochul's extensive housing agenda that includes a five-year, $25 billion plan to create or preserve 100,000 affordable homes statewide, as of now over 68,000 homes have been created or preserved under this initiative.
This strategic push in the housing sector is part of a larger statewide effort, enveloped in Governor Hochul's Enacted Budgets FY25 and FY26, which notably propose more than $1.5 billion in new state funding for housing, a Housing Access Voucher pilot program, and new policies aimed at tenant and homebuyer affordability. The Village of Patchogue, now Pro-Housing certified, benefits from exclusive access to up to $750 million in discretionary State funding.
