The Stetson Valley Owners Association voiced concerns over the rezoning proposal which would significantly increase the density from one dwelling unit per acre to about five, resulting in potentially more than 15,000 homes. This increase in housing density is raising concerns about heightened traffic congestion, particularly near schools and crosswalks - a point of worry for local families.

"We're not against development, what we're against is irresponsible development in this area, right? We know that things change over time but the area that's in question back there was slated to be a preserve, and that's what we're hoping they'll maintain it," Jim Umlauf, a resident of Stetson Valley, articulated in an interview with ABC15. Happy Valley Road, already a busy thoroughfare, could face more traffic woes with the advent of the development, a concern shared among community members.

Residents are prepared to take their concerns to upcoming meetings, hoping to persuade Phoenix city leaders to revisit and lower the density proposals. A series of meetings are scheduled where community members intend to voice their apprehensions, with sessions planned on Thursday at the North Gateway Village Planning Committee Informational Meeting, followed by a vote on November 13, and the City of Phoenix Planning Commission Vote set for December 4, as per a report by ABC15. The culmination of these discussions is expected to be at the City Council Hearing on December 17.
