Truckee is making strides to address its housing affordability crisis with the construction of Pacific Crest Commons, an apartment complex promising 55 affordable units. Supervisor Hardy Bullock highlighted the significance of the project, stating, "This project is a critical step toward keeping Truckee livable for everyone," during a Board of Supervisors presentation, as reported by Nevada County. With an expected completion date set for November 2026, the complex aims to provide some relief in a real estate market searing with high prices that often freeze out local residents.

The $37.8 million endeavor sits on a plot previously occupied by California Highway Patrol and is intended to serve residents earning 80% or less of the area's median income. This translates to an annual income of $91,000 for a family of four, according to data cited by Nevada County. It also includes an allocation of ten units for those trying to make ends meet at 30% of median income and who are on the brink of homelessness.

Supervisors Bullock and Lisa Swarthout got a lay of the land during a site tour this week, offering them first-hand insight into the project's progress and features. Notably, Pacific Crest Commons is set to include laundry facilities, a playground, picnic areas, and a public art space, filling the space with much-needed amenities. Additionally, Nevada County Behavioral Health staff will supervise a segment of the development, providing critical services and support to residents.

A multitude of funding sources feed this project, from state grants and tax credits to local matching funds. The Town of Truckee has pitched in with $1.2 million, Nevada County with $202,722, and additional resources from other partners. This collective financial commitment underpins the construction of Pacific Crest Commons as part of Truckee's broader strategy to go head on to tackle its affordable housing shortage.
