Fields West—the 55-acre urban village rising inside the massive 2,500-acre Fields master plan—just locked in leases with 10 national retailers and restaurants, pushing the project to roughly 70% pre-leased as construction ramps up. New tenants announced

Developers say Crate & Barrel, Culinary Dropout, Design Within Reach, Face Foundrié, Gorjana, Landry Kate, Maman, North Italia, TravisMathew, and U Med Spa have signed on, per Shopping Center Business. They join previously confirmed names, including Bloomie’s, Alo Yoga, Arhaus, Kendra Scott, Pottery Barn, Sephora, and Williams Sonoma—an anchor-and-boutique mix designed to pull shoppers from across the region.

What the project will include

At full buildout, Fields West is slated to deliver about 360,000 square feet of retail, restaurant, and entertainment space, plus roughly 350,000 square feet of Class A offices and around 1,150 luxury apartments by Columbus Realty Partners. The retail district, marketed as a walkable “urban village” with programmed public spaces and pedestrian paseos, sits on a 55-acre site within Fields. These figures and design goals come from the developer’s materials published by Fields West.

Financing, schedule, and leasing pace

After closing a $425 million construction loan earlier this year, the project has moved from permitting to on-site work, with vertical construction expected in the coming months. A staggered opening begins in late 2027 and continues into 2028. Leasing is already strong—roughly 70% pre-leased—and Dallas-based SHOP Companies is handling retail leasing, according to Community Impact.

Developer’s statement

“We are delighted to announce the addition of these spectacular brands to our list of top-tier retailers and restaurants here at Fields West,” said Fehmi Karahan, president and CEO of The Karahan Companies, in a news release from Fields West.

A bigger bet on Frisco

Frisco’s push for lifestyle retail and full-service dining aims to cement the city as a premium North Texas hub—an approach that recalls Karahan’s earlier success with Legacy West in Plano. The broader Fields campus already includes the PGA of America’s headquarters and a planned Universal Kids Resort, giving Fields West a built-in draw, as reported by D Magazine.

For North Frisco shoppers—and competing centers nearby—this means more choice and more competition. With money in place and marquee tenants on deck, Fields West is set to start welcoming customers in late 2027. No pressure, Frisco.
