Centurion American has begun visible site work at Preston Harbor, the 3,100-acre Lake Texoma master-planned community that developers say could approach $7 billion and dramatically extend the city’s shoreline. The Farmers Branch developer is taking down roughly 550 acres for a mix of single-family lots and larger estates, while the broader project lines up a Margaritaville resort, a major marina, and miles of new trails and roads. Translation for North Texas: builder momentum is creeping closer to the Oklahoma line, with thousands of new residents projected within about an hour of Dallas.
Centurion’s first phase: homes and estates
Per a release carried by Business Wire, Centurion American’s piece spans about 550 acres inside Preston Harbor. Roughly 338 acres are slated for 1,184 residential lots, with another 211 acres reserved for 115 estate parcels. Lot sizes range from standard 50- to 60-foot homesites to half- to seven-acre estate tracts, many with lake or greenbelt views. The company says lots should be delivered to builders before the end of 2026.
Resort anchor, marina, and the price tag
Developers plan to anchor Preston Harbor with a Margaritaville resort and a large marina, and David Craig told The Dallas Morning News the full buildout now pencils in at nearly $7 billion. Early hotel plans call for about 150 rooms plus roughly 50 cottages and casitas, while the marina is projected to include about 900 boat slips. Centurion American CEO Mehrdad Moayedi also told the paper he intends to offer a helicopter shuttle to a hub near Dallas — yes, a helicopter shuttle.
Site footprint and shoreline
According to Craig International, Preston Harbor covers approximately 3,114 acres, including about 9.5 miles of Lake Texoma shoreline, as well as interior lakes, trails, and green spaces. The master plan envisions single-family, active-adult, and multifamily neighborhoods alongside retail, restaurants, and recreational amenities. Company materials pitch the development as a multiyear effort set to boost jobs, housing, and tax revenue across the region.
Infrastructure and local impact
A new northern arterial serving Preston Harbor is slated to kick off shortly after Thanksgiving, with funds in escrow and a nine- to 12-month build, developers told The Dallas Morning News. That roadway will connect to the resort and marina and open additional home sections, plus public-service areas, including proposed school sites and ongoing talks about a medical clinic with regional providers. Craig and Centurion say the overall project could more than double Denison’s size as thousands of homes roll out — a shift city officials and planners say will reshape local services and revenue.

Local reporting on a mid-October groundbreaking said the first homes could arrive as early as 2028, according to BISNOW.
