Wake County's real estate market hit a new median price record in October, showing a substantial upward movement that shows no sign of slowing down. According to a recent report published by Wake County news, the median price took a $5,000 jump to land at $465,000. The core of the real estate market, properties valued at $1 million or less, saw a healthy increase in sales, climbing to 2,730 transactions which was up from September’s figure by 90 deals.

Among the high-value trades, October witnessed three big-ticket sales each surpassing the $30 million mark. Making a splash in Cary was the Overture at Twin Lakes selling for $146 million, followed by Park Central North Hills in Raleigh fetching $133 million, and Knightdale Gateway, also in Raleigh, closing at $105 million.

Still, it wasn't just the multi-million dollar properties grabbing attention. The high-value segment, which includes transactions between $1 million to $30 million, registered 201 sales, amounting to $493.2 million—a significant hike from the previous month. These numbers reflect a robust $101.4 million increase over September's totals, signaling strong investor confidence and a vigorous market appetite.

The entire sweep of the market from the affordable core to the luxury peak concluded more than $1.6 billion in sales in October. Totalling up, the transactions across all segments came up to 2,934, marking an uptick in the number of transactions compared to September's total of 2,825. Despite showing some signs of a traditional seasonal cooldown, it seems the market had other plans gaining momentum instead.

Wake County's real estate scene continues to be a barometer for both regional economic shifts and the evolving national landscape of home ownership and investment. As these numbers lay out, October was a month to watch, setting precedent and anticipation for how the market will unfold in the closing chapter of 2025.
