Starting January 1, 2026, the Cuyahoga County Board of Revision (BOR) will begin accepting complaints related to property valuations for Tax Year 2025. The deadline to file these complaints is March 31, 2026, at 11:59 p.m. EST, with the BOR stipulating that all complaints must be received by this time or be postmarked by March 31, 2026—if they're being sent through the United States Postal Service, that is. Any complaints received after this deadline with a non-USPS postmark will be rejected, as per the announcement on Cuyahoga County's website.
Filing a complaint can be tackled through various methods, the county suggests. The hassle-free option is to go digital—filing online at no extra charge using a valid email address, which conveniently squashes the notary requirement. Alternatively, a complaint form that requires notarization can be printed, or eager parties can contact the Board of Revision directly to have the form mailed to them. For those who value the tactile, a form can also be picked up from the BOR's office in Cleveland. Pointing residents in the right direction, the Board specifies that "All complaints must be received by the BOR by 11:59 p.m." and emphasizes the uniformity of this requirement, according to the Cuyahoga County.
To make their cases, property owners are required to submit an opinion of value, as well as supporting documents that could range from a comprehensive appraisal report to dated photographs showing the property's condition. But for those running short on time, evidence doesn't need to be submitted right at the inception of filing the complaint—they've got up until 7 business days before the day of the hearing to supply the board with whatever they have.
