
KB Home is planting its flag in Skye Summit, shelling out $46.4 million for the first builder tract in the new master-planned community rising on the northwest edge of Las Vegas. The homebuilder picked up roughly 38.6 acres along the north side of Tropical Parkway just west of the 215 Beltway, kicking off what developers say will be a multi-thousand-home project at the edge of the valley, according to Las Vegas Review-Journal.
Property records confirm the $46.4 million sale, as reported by the Las Vegas Review-Journal. The outlet reports that the tract spans about 38.6 acres and represents the first land closing by a builder in the Skye Summit development.
The project has been working its way through the city’s planning process for more than a year, culminating in City Council approval of a special-area framework that cleared the path for construction. Olympia Companies founder Garry Goett told KTNV that the community will “We will bring to the city over 3,000 housing units at various price points,” and he said the plan also calls for parks and transportation corridors to serve future neighbors.
What the plan calls for
Skye Summit sits inside the La Madre Foothills special area plan, where the city’s planning archive includes a Skye Summit development agreement and maps that outline a proposed 20-acre La Madre Foothills Park and a network of trail connections. Those planning documents put a heavy emphasis on trails, parks and connectivity designed to tie the new neighborhood into the northwest valley’s existing road and trail system.
Chris Armstrong, executive vice president at Olympia Companies, told the Las Vegas Review-Journal that Skye Summit covers about 505 acres and is approved for roughly 3,500 homes, and that the developer plans to build roads and trails alongside the park. The Review-Journal also reports that KB Home’s subdivision, Vertice at Skye Summit, will feature 299 homesites, with land development expected to begin in summer 2026 and sales to open in early 2027, according to Jim McDade, KB Home’s Las Vegas division president.
Olympia has a history of large master-planned communities in the valley, including Skye Canyon and Southern Highlands, as highlighted on the developer’s community pages at Skye Canyon. For residents in Centennial Hills and nearby neighborhoods, the KB Home closing is a clear sign that development pressure is set to push farther west and that water, roads and schools will be key issues to watch as the buildout unfolds.
