
Kiln, the Salt Lake City based coworking operator, is planting its flag in Seattle's Fremont neighborhood. The company has signed a lease at the Fremont Lake Union Center and plans to open a fully furnished coworking space late in 2026, adding another flexible office option to a submarket that has been reshaped by big tech downsizing and landlord repositioning.
As reported by Connect CRE, Kiln inked a lease at 837 N. 34th St. inside the Fremont Lake Union Center, with the outlet listing the space at roughly 32,276 square feet. Connect CRE notes the three building complex already houses tenants such as an Amazon One Medical Clinic, Salesforce and Nvidia, and reports this will be Kiln's first Washington state location.
What Kiln Will Offer
Kiln's Fremont listing describes a boutique, fully furnished build out with private offices, AV equipped conference rooms, event space, an espresso bar and onsite showers. The company advertises the Fremont location at 27,661 square feet and marks the space as "Coming Late 2026," with onsite tours slated to begin in spring 2026. Members are expected to have access to wellness programming, front desk services and flexible membership tiers ranging from club desks to private suites, according to Kiln.
Why Landlords Are Betting On Coworking
The Real Deal reported that Tableau, the Salesforce unit, gave up more than 110,000 square feet at the Fremont campus, a high profile example of the churn reshaping the submarket. National commercial real estate reporting has documented rising sublease availability across major U.S. markets, including Seattle, which analysts say has pushed landlords to explore flexible operators as a way to re tenant empty floors, according to market analysis from LoopNet.
Fremont Lake Union Center And Its Neighbors
Fremont Lake Union Center is owned and marketed by Kilroy Realty as a three building campus of roughly 423,759 square feet, according to the landlord's property materials. As reported by Connect CRE, the Kiln space sits alongside tenants such as Amazon One Medical Clinic, Salesforce and Nvidia, placing the operator among established corporate neighbors. The campus' proximity to Gas Works Park and the Burke Gilman Trail is one reason Kiln highlights Fremont as a lifestyle forward market for flexible work.
What Comes Next
Kiln lists more than two dozen communities in operation or development and says it expects roughly 25 locations by the time the Fremont site opens, per Kiln. The company was founded in 2017 and is based in Salt Lake City, according to data compiled by CB Insights. Locally, Kiln's Fremont page indicates a waitlist is open and that onsite tours will begin in spring 2026 as the company prepares for a late 2026 opening.
