
Investcor is lining up Valara, a 244-unit luxury senior living community at The District at Green Valley Ranch in Henderson, pitching it as a place where locals can age in style without leaving their neighborhood. The single-building campus is planned to combine independent living, assisted living and memory care under one roof, wrapped in resort-style amenities and within quick reach of Green Valley Ranch shopping and medical services.
As reported by Las Vegas Review‑Journal, Investcor has unveiled plans for the roughly $100 million project and said it hopes to break ground this summer, with an expected completion around spring 2028, according to principal partner W. Tylere Brennan. The developer said rental rates are not yet finalized. Brennan, who has local ties, launched Investcor with co‑founder Justin Hobson, the outlet reported.
Amenities and Care Levels
Investcor describes Valara as an integrated campus with independent living, assisted living and memory care, all arranged around a central hub with two residential wings. Planned amenities read more like a boutique resort than a typical retirement address, with a tearoom and whiskey lounge, multiple restaurants and private dining rooms, indoor and outdoor bars, two fitness centers, a movie theater, gardening programs and a dedicated pet spa. Residents are also slated to have access to golf cart and private car services to reach nearby shops and appointments, according to Investcor.
Where It Will Sit
The roughly three‑acre site at 2155 Village Walk Drive is tucked off the east side of Green Valley Parkway, just south of the 215 Beltway and directly adjacent to the Whole Foods Market at The District at Green Valley Ranch. Henderson’s Community Development and Services Department approved a design review request for the proposal late last month, city records show, according to Las Vegas Review‑Journal. The location offers walkable access to restaurants, retail and nearby health care options.
Why Henderson?
On its project page, Investcor points to nearby age‑restricted master‑planned communities such as Sun City Anthem, Sun City Macdonald Ranch and Solera at Anthem as natural feeder markets, and highlights the short hop to Green Valley Ranch Resort and local hospitals. The company frames Valara as a way for families to keep older relatives close while still providing escalating levels of care in one place, according to Investcor.
