Evereve's Henderson store arrives as part of a broader four-tenant leasing package totaling 9,000 square feet signed by landlord Vestar, which also brought in California Closets, Solidcore, and Glo30, pushing overall retail occupancy at The District to 95% in 2026, according to Henderson HQ. The leasing push follows a $3 million renovation Vestar completed in July 2025 across the 385,000-square-foot, 37-acre property, modernizing storefronts, signage, lighting, landscaping, and outdoor public spaces, as reported by Shopping Center Business.

Vestar has owned and operated the mixed-use development since 2015, after acquiring full ownership in a $120 million buyout. Nearby residential growth is also feeding the center's customer base: Valara, a $100 million, 244-unit luxury senior resort campus planned on three acres next to Whole Foods Market, was approved by Henderson city planners and is targeted for completion in 2028, as Hoodline reported in its earlier coverage of the Valara project.

Henderson's Premium Rents Meet a New Rival Down the Road

Henderson commanded the highest average retail asking rents in the Southern Nevada market in late 2025, at $2.87 per square foot triple net, compared with a regional metro average of $1.88 per square foot, according to Colliers data reported by Nevada Business. Retail vacancy across the broader Las Vegas metro has stayed exceptionally tight through mid-2026, hovering between 4.4% and 5.0%, per Avison Young, as steady population growth has collided with near-historic lows in new retail construction.

That scarcity has helped The District hold a near-monopoly on upscale open-air shopping in southeast Henderson for more than two decades. That is starting to change: The Cliff, a 100,000-square-foot open-air adaptive-reuse project breaking ground less than two miles away, represents Henderson's largest new retail development since The District opened in 2004, according to the Balmer Real Estate Group. The project is converting ten acres of older office buildings into a walkable retail node, marking the first shift in the area's retail center of gravity in two decades.

It remains unclear how quickly Evereve plans to add further Las Vegas-area locations, or how the Henderson store's in-person styling will mesh with the company's Trendsend subscription network. For now, the opening adds another fashion boutique to a shopping center that has increasingly paired apparel tenants with boutique fitness, skincare, and home-customization brands to keep foot traffic strong as competition builds nearby.
