Thompson Thrift is kicking off its 100th multifamily community in Dacula, where crews have started work on Lineage, a 300-unit apartment project at the Harbins Road and Highway 316 interchange. The four-story community will cover nearly 15 acres and bring a mix of one-, two- and three-bedroom homes. An opening is targeted for April 2028, with plans calling for about 9,500 square feet of street-level retail wrapped around a hefty slate of resident amenities.

In a release published via PR Newswire, the developer said Lineage is being funded with equity from the Thompson Thrift 2026 Multifamily Development LP and construction financing from PNC Bank. The company pitches Lineage as a "lifestyle-focused" community, with interiors that include granite countertops, stainless-steel appliances and full-size washers and dryers. Detached garages and an on-site Amazon package hub are also on the checklist of resident conveniences.

Design and resident amenities

The amenities package is tailored to both active residents and people working from home, according to WhatNow. Plans call for a resort-style heated swimming pool, pickleball court, state-of-the-art golf simulator and a fully equipped fitness center. Coworking and conference space, social lounges, a dog park with pet spa and a dedicated event space for private rentals are also in the mix.

Select units will offer private patios, balconies or yards, while the shared outdoor and indoor areas are being designed to support social gatherings and neighborhood events. In other words, Thompson Thrift is clearly betting that renters here want more than just four walls and a parking space.

Why Dacula

Gwinnett County’s growth spurt has turned the Harbins Road corridor into a hot spot for new housing and retail. The U.S. Census Bureau’s QuickFacts notes that the county topped 1 million residents in 2024 and logged more than 5,600 building permits that same year. Those numbers are pushing developers to assemble larger tracts and lean into higher-density projects near major routes like Highway 316.

For Thompson Thrift, the site offers proximity to a growing job base and a cluster of mixed-use projects that are steadily reshaping Dacula into something more than a bedroom community. “Dacula continues to see strong residential and commercial momentum, making it an ideal location for a community like Lineage,” Josh Purvis, managing partner for Thompson Thrift Residential, said in the announcement.

PNC is backing the construction side of that bet. Paul Jamiolkowski, head of PNC Real Estate Banking, said the bank values the chance to partner with Thompson Thrift on this milestone project, according to the release. The developer adds that Lineage residents are expected to have access to more than 1 million jobs within a 35-minute drive.

Thompson Thrift expects construction and leasing to roll forward over the next two years, with an eye on that April 2028 opening. Retail tenants and residential pre-leasing would follow on the project’s heels. As work ramps up, nearby residents, businesses and local officials will be watching for its impact on traffic, schools and infrastructure.
