
A family-run coffee shop is on the way to 413 N Tumberry Lane in Brookshire this summer, bringing specialty espresso, handcrafted lattes and light brunch-style bites to a compact neighborhood space. The owners say they want Luzia Coffee Shop to feel like a welcoming stop for both locals and passersby, with construction scheduled to kick off in March and a summertime opening on the horizon.
Permit filings lay out the build-out and ownership
Records from the Texas Department of Licensing and Regulation list the project as “Luzia Coffee Shop” (TABS2026012325), with a planned construction start date of March 1, 2026, and a projected completion date of July 10, 2026. The filings describe an interior build-out of roughly 1,543 square feet, an estimated construction budget of $200,000, and name Luz Marina Marino Caicedo and Ronald Reinaldo Ramirez Yeoshen as the owners.
Handcrafted drinks, light brunch and a community pitch
In an email to What Now Houston, co-owner Luz Marino said the cafe plans to center its menu on signature handcrafted lattes and a house specialty coffee. The shop is also expected to serve teas, fresh-baked goods and light breakfast and brunch-style options. Marino wrote that she hopes guests will "leave feeling welcomed, appreciated, and connected" as the space is intended to function as a neighborhood gathering spot.
Joining a wave of west-side food and drink spots
The planned cafe adds to a steady stream of eateries headed for Brookshire and nearby Fulshear as development continues to shift west. The Houston Chronicle has documented a lineup of new concepts slated for the area, ranging from coffee shops and bakeries to quick-service restaurants, reflecting the broader growth of the west-Houston suburbs.
