
The Signorelli Company is getting a head start on the buzz, kicking off pre-leasing for a new 20-acre social hub called The Village Green inside the Marketplace district at Valley Ranch in New Caney. The planned centerpiece is set to bring about 190,000 square feet of retail and 40,000 square feet of office space, wrapped around patios, cafes, boutiques and wellness-focused spots. Construction across the broader Marketplace is expected to start this summer, with the first buildings projected to open in the fourth quarter of 2027.
The leasing push went public in a Monday news release, reported by Community Impact. "We’re designing The Village Green as a place where people choose to spend time, not just check off a to-do list," Greg Wattson, The Signorelli Company's senior vice president of commercial development, said in the release, according to the outlet. The report notes that Village Green is planned with walkable pathways and bike-friendly lanes meant to encourage people to linger and move easily between shops and offices.
Marketplace Footprint And Evolving Numbers
On its marketing pages, The Signorelli Company lists Marketplace as an active leasing project and describes the district as roughly 160 acres with about 1.5 million square feet of live-work-shop opportunities. Industry coverage over the past year has described the Marketplace in shifting terms, ranging from a tighter, 57-acre retail parcel of about 850,000 square feet to reports that place it near 188 acres and roughly 900,000 square feet. The Village Green is the latest in a rapid string of investments reshaping Valley Ranch, which already features a growing entertainment district, a Cinemark theater and other big draws. Recent coverage has detailed plans for a convention center and additional commercial acreage layered into the mix. Reporting from the Houston Chronicle last year outlined how Signorelli and public partners have been piecing together projects across hundreds of acres to attract jobs and visitors to northeast Montgomery County. Developers say the Village Green’s pedestrian-first design is intended to drive daytime foot traffic for restaurants and services while also supporting event-driven crowds nearby.

The Signorelli Company’s "Now Leasing" materials make it clear the team wants tenants lined up before the dirt starts moving, and the developer provides leasing contacts and a marketing package for prospective retailers and office users.
