
Part of one of Baymeadows' long-time office hubs is officially trading cubicles for cul‑de‑sacs. Dream Finders Homes is pushing ahead with its plan to convert a portion of Prominence Office Park into 204 townhomes, with paperwork now in the pipeline and demolition already visible from the street. The project marks a major infill pivot for the Baymeadows corridor near I‑95 and Baymeadows Road, turning a largely office-focused campus toward housing.
State filing and demolition confirmed
As reported by the Jacksonville Daily Record, Dream Finders filed an application on March 2 with the St. Johns River Water Management District for an environmental resource permit that covers roughly 28 acres within the park. The submittal outlines plans to reconfigure ponds, fill existing ponds, and install underground utilities and stormwater infrastructure tied to the townhome layout.
City records show that a demolition permit was issued in November 2025, clearing the way for the first tear‑downs. ELEV8 Demolition confirmed on March 3 that the first building targeted for removal has already come down, signaling that the transition from office suites to home sites is well underway.
Ownership and the campus
DFH Prominence LP, an entity affiliated with Dream Finders Homes, bought the roughly 68‑acre Prominence campus in mid‑2024 for about $22 million, according to NAI Hallmark. The complex spans 15 parcels and seven office buildings totaling around 754,691 square feet and has been marketed as a value‑enhancement play in light of a softer office leasing market.
Under the current plan, the proposed townhome community would occupy only a portion of that footprint. Other parcels and open areas are being left available for future, separate uses, keeping the door open for a mix of office, residential, or other potential redevelopment on the rest of the site.
Zoning, utilities and what's next
Jacksonville City Council previously approved large‑scale land‑use and rezoning changes that opened the park to dense residential use. Those votes, taken on Feb. 25, 2025, allow up to 1,435 multifamily units across about 71.76 acres of the property, according to the Jacksonville Daily Record. The 204‑unit townhome section is one slice of that larger entitlement.
Engineering firm England‑Thims & Miller filed a service‑availability request in September 2025 with city utility provider JEA for the 204‑unit parcel, so water and sewer capacity and connection details are still under review. Development documents label the project “Prominence Park” and show the townhomes clustered along Prominence Parkway inside the former office campus.
Dream Finders has not yet published a public timeline for sales or move‑ins, and the company has not outlined what it intends to do with the remaining office buildings. For Baymeadows, though, the early work at Prominence signals another round of infill housing that planners, drivers, and nearby neighbors will be tracking as permits, infrastructure reviews, and site work move ahead.
