An Illinois packaging heavyweight is looking to plant a bigger flag in southeastern Wisconsin, with plans to open a new operation in Oak Creek and lease roughly 64,600 square feet at 10551 S. Oakview Parkway in Oakview Corporate Park. The space would handle finished-goods storage, light assembly and foam-in-place production, according to city filings. The proposal is slated for review by the Oak Creek plan commission on Tuesday, a step that could put a national packaging supplier into one of the city’s newer industrial buildings.
What city filings show
City plan commission documents show The Royal Group wants to combine suites 200 and 300 at the Oakview site, creating about 64,653 square feet for its operation, according to the City of Oak Creek. The company describes the facility as being used primarily for finished-goods storage, light assembly work and foam-in-place production. The item is on Tuesday’s plan commission agenda, and BizTimes first reported The Royal Group’s interest in the Oak Creek address.
A century-old packaging operator
The Royal Group traces its roots to 1922 and provides corrugated packaging, retail displays and e-commerce fulfillment services from a network of locations across the United States, according to The Royal Group. That lineup already includes Wisconsin operations, including a converting facility in Elkhorn and an Innovative Fiber location in Franklin, highlighting the company’s existing regional footprint. Adding Oak Creek would give the firm additional Midwest logistics and storage capacity.
Where the space sits
The targeted suites are in a speculative industrial building at Oakview Business Park that wrapped up construction in 2022 and offers roughly 155,000 square feet of rentable space, according to commercial listings. Property records and leasing materials describe 10551 S. Oakview Parkway as a 2022 speculative development with modern loading and trailer capacity, per LoopNet, and identify HSA Commercial as the project’s developer. Those features position the building to appeal to distribution and light-manufacturing users looking for quick move-in options.
Oakview's pull for industrial users
Oakview Business Park has been marketed to large industrial tenants and pitched on its proximity to I-94 and nearby Drexel Town Square, advantages developers lean on when courting companies. The park’s speculative inventory and regional access have helped Oak Creek attract a series of logistics and manufacturing prospects in recent years, according to area development materials. For city planners, another packaging or fulfillment tenant would align with Oakview’s job creation and tax-base goals.
What officials noted
The plan commission report states that “no other modifications are proposed” beyond combining the interior suites and concludes that the use meets standards for the city’s M-1 manufacturing district, according to the City of Oak Creek. The filing also notes that the building already carries conditional-use approvals for freight and trans-shipment activities. Commissioners are set to review zoning and design compliance at Tuesday’s meeting before making a recommendation to the common council.
What's next
Neither Oak Creek officials nor The Royal Group have publicly outlined a timeline for occupancy, and a company representative did not respond to a request for comment, as reported by BizTimes. The plan commission meeting is open to the public and is expected to include a staff report on the proposed minor exterior alterations tied to the project. This story will be updated if the commission or the company releases additional details.
