S2 Capital is sharpening its industrial playbook in the Sun Belt, handing the keys to its Atlanta deal hunt to Danny Bernstein as the firm ramps up a new U.S. industrial platform. The Dallas-based investor says the move is all about adding on-the-ground sourcing muscle for shallow-bay, infill industrial properties across the region.
Joint Venture Gives S2 Extra Firepower For Sun Belt Push
In December, S2 rolled out a programmatic joint venture with Iron Point Partners aimed at value-add, shallow-bay infill industrial assets in supply-constrained locations. The partnership has already closed on an initial portfolio in North Fort Worth and has a second closing lined up that the firm says will bring total acquisitions to roughly $35 million and more than 325,000 square feet. S2 also reports it manages about 11 million square feet of industrial real estate, according to a press release from S2 Capital.
New Atlanta Lead
CoStar reports that S2 has tapped Danny Bernstein, most recently with Blackstone’s Link Logistics, to run acquisitions in Atlanta and help shape the company’s Southeast strategy. S2 executives cast the hire as a way to move “quickly and at scale” in a market they say they have long targeted, with Chris Roach calling Atlanta a priority for the industrial team in a statement quoted by CoStar.
Bernstein's Background
Industry directories and conference records back up Bernstein’s resume, listing him at Link Logistics and previously advising industrial services from Cresa’s Atlanta office, in line with the LinkedIn summary referenced in coverage of the hire. Those entries appear in profiles and attendee lists compiled by outlets such as TheOrg and the NAIOP conference roster.
Why Atlanta Matters
According to market analysis from CoStar, Atlanta’s shallow-bay and infill industrial segments are tight and “selective and thesis-driven,” a setup that appeals to investors chasing repositioning and vacancy-management plays. That backdrop helps explain why S2’s shallow-bay, infill strategy pairs neatly with a dedicated local acquisitions lead as the firm pushes deeper into the Southeast, CoStar notes.
What To Watch Next
All eyes now turn to what Bernstein can source as S2 and Iron Point wrap up the joint venture’s next planned closing and start sizing up opportunities in Atlanta and nearby submarkets. Executives say Iron Point’s capital, combined with S2’s operating platform, should let the team compete aggressively for scarce infill assets, a strategy detailed in the firm’s December announcement.
