The Lucille, a planned 240-unit luxury apartment community, is headed to Friendship Lane just west of downtown Fredericksburg, adding another modern rental option to the fast-changing Hill Country town. Parkspring Multifamily, the Texas-based developer, bills the project as a Class A, garden-style community with premium finishes and resort-style amenities. If the current schedule holds, the first residents are expected to move in sometime in 2028.
In a March 3 news release shared via PR Newswire, Parkspring said The Lucille will sit on roughly 14.28 acres and offer 156 one-bedroom and 84 two-bedroom apartments. The planned amenity lineup includes a resort-style pool, a state-of-the-art fitness center, an upscale clubroom, a game room with a golf simulator, covered parking and a fenced pet park. Construction is described as “imminent,” with first deliveries forecast for 2028, according to the release.
Minutes From Waldorf Astoria
The Lucille’s site is just minutes from the planned Waldorf Astoria Texas Hill Country resort, which a Waldorf Astoria Residences Texas Hill Country fact sheet says is scheduled to open in 2027 on about 106 acres outside downtown Fredericksburg. The fact sheet outlines a mix of hotel guest rooms, branded residences and multiple food-and-beverage concepts that are expected to boost the area’s profile. Adding to the star power, celebrity chef Dominique Crenn is attached to the resort’s flagship restaurant, according to Eater Austin, underscoring the increasingly upscale tilt in the wine country town.
Where The Lucille Fits In
The Lucille slots into a broader wave of development along Fredericksburg’s commercial edges, joining a 22-acre retail project called The Meuse, a new luxury townhome community and a Hilton-branded hotel, according to local reporting. MySA reports that the apartments are being marketed both to local residents and to professionals who are increasingly drawn to Fredericksburg because of its growing connectivity to Austin and San Antonio.
Timeline And What To Watch
Parkspring’s release, as detailed in PR Newswire, reiterates that construction is expected to start “imminently” and that the first leases are targeted for 2028. Local filings and city review will be the next public milestones as the project moves toward groundbreaking.
