
Grapevine’s industrial scene just leveled up. The first of four warehouses planned at DFW West Logistics Park is now complete, kicking off the initial phase of a more than 1.1 million square foot industrial campus on Euless-Grapevine Road in Grapevine. The newly finished West1 building measures about 200,340 square feet and was delivered as a spec shell with high clear height and multiple dock doors aimed squarely at distribution tenants.
According to Colliers' online listing, cited by Community Impact, the full DFW West Logistics Park is planned to feature four buildings and more than 1.1 million square feet, with more than 200,000 square feet already available for lease in the new West1 building. The brokerage lists Phase Two as three larger buildings: West2 (628,000 square feet), West3 (210,080 square feet) and West4 (105,000 square feet).
State project records from the Texas Department of Licensing and Regulation label the development as “Project Swanson” at 3642 Euless-Grapevine Road, identify Curnes Partners LP as owner and describe West1 as a 200,340 square foot spec shell with an estimated $20 million construction cost and a listed completion date of April 1, 2025. Those filings show the project as closed in the department's database.
What West1 Includes
The online property listing referenced by Community Impact notes that West1 includes 2,965 square feet of office space, parking for 127 cars and room for 49 trailers, along with 37 dock doors and a 36-foot clear height. In practical terms, it is laid out for modern last-mile and regional distribution users working the DFW International Airport corridor.
