Frederick is about to pick up a fresh batch of tech and manufacturing jobs, as Illinois-based EPIQ Solutions has locked in 36,120 square feet at Arcadia Business Park and is shifting roughly 90 Maryland employees into the city. The lease pulls the company’s local engineering and manufacturing teams out of Carroll County and drops them into one of the park’s larger flex/R&D buildings at 4744 Arcadia Drive, adding another mid-size technical manufacturer to Frederick’s growing flex and R&D scene.
Deal details
EPIQ has signed a lease with St. John Properties for a 36,120-square-foot suite at Arcadia Business Park, according to Connect CRE. St. John Properties’ director of leasing, Danny Foit, represented the landlord, while Mike Hammond of Tenant Consulting negotiated on behalf of EPIQ.
About the building and park
Arcadia Business Park sits just off MD Route 85 and spans about 61 acres, with roughly 520,000 square feet of flex, R&D, and high-bay warehouse space, according to St. John Properties. The landlord lists 4744 Arcadia Drive as one of the park’s newly developed flex/R&D buildings, and notes that the larger buildings in the park measure around 60,240 square feet, putting EPIQ’s new space firmly in the mid-size user category.
What EPIQ makes and where it is based
EPIQ designs and manufactures software-defined radios and RF sensing systems for both government and commercial users. The company lists its headquarters in Rolling Meadows, Illinois, and highlights a portfolio that ranges from small form-factor SDRs to larger rackmount systems, according to Epiq Solutions. That product mix helps explain why the company is opting for a blend of office, light manufacturing, and logistics space inside Arcadia Business Park.
Local impact
Matt Holbrook, a regional partner for St. John Properties, called EPIQ “an ideal user for our signature flex and R&D buildings,” in comments reported by Connect CRE. The relocation of about 90 engineering and manufacturing roles into Frederick strengthens the city’s appeal to specialized tech manufacturers and helps fill mid-size flex space in the county. Local brokers say the deal lines up with a broader trend of niche hardware firms planting roots in suburban Maryland locations with quick access to I-270 and regional talent pools.
Timing and next steps
A firm occupancy date for the Frederick location has not yet appeared on EPIQ’s site, according to Epiq Solutions. For leasing and occupancy updates, St. John Properties remains the listed leasing contact for Arcadia Business Park, while EPIQ provides corporate contact information through its website.
