
After years of talk and not much dirt moving, Cypress is finally getting the town-center style hub it has been promised. Trademark Property Co. says it plans to start construction this summer on a new mixed-use retail and restaurant district inside Dunham Pointe, bringing a walkable pocket of shops, dining and homes to the busy U.S. 290 corridor.
The project marks a shift from concept art to concrete. As reported by Houston Business Journal, Trademark told the paper it expects site work to begin this summer, a reset from earlier comments that had the start penciled in for late 2025.
What Trademark Plans To Build
In a Feb. 13, 2025 press release, Trademark Property Company outlined a plan for roughly 205,000 square feet of retail spread across about 25 acres. The company said around 48 retailers and restaurants had already submitted letters of intent.
Trademark describes the district as a blend of ground-floor shops and dining with residential and lifestyle elements, a setup meant to function as the town-center for the Dunham Pointe master-planned community rather than just another strip center along the freeway.
Where It Will Go And The Schedule
The project will sit inside the Dunham Pointe master plan at U.S. 290 and Mason Road, near Mueschke, according to the community’s location materials. If the timeline stays on track, the first wave of retailers is expected to open in early 2027, Community Impact reports.
Leasing Momentum And Local Context
The schedule is not happening in a vacuum. Developers say the timing reflects heavy demand along the U.S. 290 corridor, where a steady drumbeat of residential and industrial projects is reshaping what kinds of retail the area can support.

So far, Trademark and Dunham Pointe officials are keeping quiet on who has actually signed on. No tenant list has been released, and the next big tells will be building permits and formal tenant announcements.
If permitting and site work move ahead on the current schedule, northwest Harris County residents could start seeing the first shop and restaurant openings in early 2027, according to Community Impact. For now, all eyes are on whether those summer shovels actually hit the ground.
