Dallas-based Pegasus Senior Living is doubling down on Houston, rolling out six new communities across the metro area that company leaders say will boost options for independent living, assisted living, and memory care. The expansion stretches from Memorial City to Vintage Park and is pitched as an upgrade to the resident experience, not just an exercise in adding more units. Local families and referral partners are being told to expect the new campuses to fold into Pegasus’s existing Houston network over the next several weeks.

Where The New Communities Will Land

The new footprint features five independent living communities and one community focused on assisted living and memory care. According to the Houston Chronicle, the independent living locations are Pegasus Preserve of Memorial City at 11900 Barryknoll Lane, Pegasus Preserve of West University at 5151 Buffalo Speedway, Pegasus Preserve of First Colony at 16900 Lexington Boulevard in Sugar Land, Pegasus Preserve of Clear Lake at 780 West Bay Area Boulevard in Webster, and Pegasus Preserve of Vintage Park at 14221 Vintage Preserve Parkway.

The assisted living and memory care offering, Pegasus Landing of Vintage Park, is set at 19929 Chasewood Park Dr, the paper reports. Taken together, the additions bring Pegasus’ Houston inventory to about 2,000 units and plug into a broader Texas presence that already includes roughly 25 locations across the state.

Part Of A Bigger Texas Push

Houston’s growth spurt is only one piece of Pegasus’ statewide strategy. The operator recently agreed to take over management of multiple former Brookdale communities, a move that helped nudge Pegasus past the 50 community threshold in its portfolio, Senior Housing News reported.

Those transitions are tied to Healthpeak Properties’ ongoing reorganization of a large senior housing portfolio and the planned Janus Living spinoff. As part of that process, Healthpeak says it has finalized management transition agreements with Pegasus that will shift day to day operations at selected properties to the Dallas operator (Healthpeak).

What Residents Can Expect

Pegasus says the expanded Houston platform is designed to offer a full continuum of care, from independent living to assisted living and memory care, all under locally staffed leadership at each community. A key feature is the company’s Connections memory care program, led by Dr. Sandra Petersen, which emphasizes evidence based cognitive engagement and individualized programming, according to Pegasus Senior Living.

New residents are expected to see familiar Pegasus hallmarks as the sites are relaunched under the Pegasus banner, including restaurant style dining, structured activities, and on site clinical support services tailored to older adults’ needs, the company notes.

Timeline And Local Impact

Industry coverage indicates that many of the management handoffs are slated to start in early April, with some communities changing operators and rebranding as soon as April 1, as former Brookdale properties come under new names and oversight. Families and staff members at the affected sites are expected to hear directly from incoming leadership teams in the weeks ahead as operations, staffing, and programming are adjusted to fit Pegasus’ model. The transition agreements include performance incentives meant to help keep occupancy and operations on a stable footing during the handover, Senior Housing News reports.
