A company tied to the Holt family has scooped up the historic firehouse that Battalion calls home, tightening private control over a closely watched strip of Southtown real estate near Hemisfair. The sale closed late last month, and the Italian restaurant is still dishing out dinner at its South Alamo spot while big-picture arena and neighborhood plans swirl around it.
What Was Sold And Who Bought It
As reported by the San Antonio Express-News, 604 Partners LLC purchased the building at 604 S. Alamo St., the longtime home of Battalion, from 604 S Alamo LLC. State corporate filings reviewed by the paper link 604 Partners to Winston Brindle Investments LLC and list names associated with Peter J. Holt and Lauren Kate Holt.
Holt Family Connections
The Holt family operates the HOLT Group, and Peter J. Holt is listed as CEO and general manager of HOLT Group and as chairman and managing partner of the San Antonio Spurs, according to the company’s leadership page. With that kind of business footprint downtown, it is no surprise that corporate entities connected to the Holts attract extra attention when they pop up on filings tied to Hemisfair and central-city properties.
Owner, Leaseback And The Building
The Battalion dining room occupies a renovated former firehouse that has been a fixture of Southtown’s restaurant scene for years. As reported by the San Antonio Express-News, the property was sold by a company linked to owner Andrew Goodman, who put the building on the market last year for lease or sale and now appears to be leasing it back. Battalion’s own site still lists the South Alamo address and current hours and includes a message from the owner about recent programming and operations.
Neighbors And The Bigger Plan
The building sits next to parcels targeted for a mixed-use project dubbed Southtown Aldea, a Pearl-area developer’s plan for apartments, restaurants and parking near Hemisfair, as reported by KSAT. The timing of the deal lines up with the city’s and Spurs Sports & Entertainment’s push for a new downtown arena. A San Antonio City Council video from council sessions references roughly $489 million in city-backed bonds in the broader financing framework. That combination has turned properties along South Alamo and César E. Chávez Boulevard into hot items for developers and preservation advocates alike.
For now, Battalion remains open at its familiar corner, and the new landlord has not announced any changes to daily service. Whether 604 Partners seeks redevelopment, a long-term lease strategy or a steady preservation play for the old firehouse will come into focus only as future filings and permits land at City Hall.
