SupplyHouse is seriously stretching out in Central Ohio. The online distributor of plumbing, heating and HVAC supplies is moving its regional fulfillment operation into a much larger Canal Winchester warehouse, nearly doubling its local footprint and putting a big logistics flag in the southeast Columbus suburbs.
The company plans to shift work out of its Lockbourne facility, which is roughly 290,000 square feet, and into a bulk-distribution building that tops out at about 527,000 square feet. The move consolidates more of SupplyHouse’s regional shipping and packing under one roof and brings a major e-commerce tenant deeper into the Canal Winchester corridor.
As reported by Columbus Business First, SupplyHouse signed a lease near Canal Winchester that significantly expands its footprint in the Columbus market. The outlet characterized the deal as a near-doubling of the company’s Central Ohio space.
The Winchester 527 Building
Developer Becknell Industrial is marketing the property at 6085 Winchester Pike, known as Winchester 527, as a 527,023-square-foot Class A distribution center with 40-foot clear heights, dozens of dock doors and abundant trailer and car parking. The developer’s announcement, which also credits Lee & Associates as the leasing broker, lays out the building’s modern specs and confirms the new tenancy, as detailed by Becknell Industrial.
Operations and Timeline
SupplyHouse’s job listing on Greenhouse states that fulfillment roles will be permanently based at 6085 Winchester Pike beginning in April 2026, when the Canal Winchester center becomes the company’s primary Columbus hub. Recruiting postings on Built In and other job boards list the company’s Lockbourne operation at about 290,000 square feet and describe the Canal Winchester site at roughly 525,000 square feet, mirroring the developer’s 527,000-square-foot figure reported elsewhere.
Why Landlords and Investors Are Paying Attention
Large-block leases like this have a way of tightening the supply of modern distribution space across the Columbus region, which has already seen strong demand for newer, high-clear bulk buildings. JLL’s investment listing for Winchester 527 notes that the property is 100% occupied with SupplyHouse named as the tenant, underscoring the appetite for shore-to-shore logistics capacity in southeast Columbus, as shown by JLL.
For now, public job postings and the developer’s release are the clearest records of the relocation. SupplyHouse’s Greenhouse page lists multiple open fulfillment, maintenance and supervisory roles tied to the Canal Winchester center, a clear sign the company will be hiring as the site comes online this spring. For anyone tracking warehouse deals, those developer and company listings provide the paper trail for this big Columbus move.
