Brunch lovers in downtown New Rochelle have a new reason to linger by the waterfront. Toast Coffee + Kitchen, a Long Island favorite, has signed a lease for a street-level space at One Clinton Park and is slated to bring its coffee, breakfast and vegan-friendly fare to the tower. Developers say the new spot is expected to open in early 2027.

As reported by Daily Voice, Toast will take over roughly 5,000 square feet on the ground floor of One Clinton Park. The outlet notes that the New Rochelle café will be the chain's seventh location and a notable expansion beyond its established Long Island base.

Where It Will Sit

One Clinton Park is the first phase of RXR's two-tower Clinton Park development and opened in 2022. According to AKRF, the pair of towers together bring more than 740 apartments and share a central plaza that was designed to host events throughout the year. The ground-floor retail has been pitched as a way to energize the street while giving residents and visitors more places to eat, drink and gather.

New Rochelle Mayor Yadira Ramos-Herbert welcomed the lease, calling Toast "exactly the kind of destination that adds energy to our downtown and creates new places for people to gather," according to Daily Voice. City leaders have repeatedly cast new restaurant and retail deals as key to downtown's recovery and long-term growth.

Toast's Long Island Roots

Toast has built its reputation on Long Island, with locations in Bay Shore, Long Beach, Patchogue, Port Jefferson Station and Ronkonkoma, according to the brand's website. Its menus lean heavily into brunch, coffee and vegan-friendly plates that have clicked with suburban commuters and neighborhood regulars alike.

How It Fits Into Downtown Plans

The café will join other announced tenants at the Clinton Park complex, including Golf Lounge 18, a 7,700-square-foot indoor golf venue, as reported by Westfair. The two Clinton Park towers are part of RXR's broader master plan for downtown New Rochelle, which introduced roughly 742 residences across both buildings, according to MdeAS Architects. Developers say the mix of retail and amenities is intended to pull more foot traffic to the plaza and the nearby waterfront.

Neighbors and nearby businesses will be watching as the ground-floor space is built out over the coming year. More tenant announcements are expected as the leasing picture at Clinton Park continues to take shape.
