
Bergen, Avdoo’s new condominium in Boerum Hill, is racing through its final sales stretch. Developers say the seven-story, 105-residence building is roughly 80 percent sold, and closings are already on the books. The mix runs from garden townhouses to penthouses, with many homes offering private outdoor space and high ceilings, so what is left at this point is a relatively slim slice of the original inventory.
According to New York Real Estate Journal, 84 of the 105 condominium residences have either closed or entered contract, with roughly 85 percent of buyers already based in the New York metropolitan area. Nearly 20 percent of purchasers reportedly moved from within Boerum Hill itself, which signals strong neighborhood loyalty as much as fresh interest. “This sales milestone reflects the market response to this design and experience-driven approach to residential living,” Avdoo founder Shlomi Avdoo told the publication.
Design and residences
Bergen is the first United States residential project by Taller Frida Escobedo, with DXA Studio and landscape designer Patrick Cullina overseeing master planning and Workstead handling interiors, according to Bergen. The residences range from studios to five-bedrooms, and the site notes ceiling heights up to 12 feet, inswing casement windows with low-E double glazing, and 7.5-inch white oak flooring. Nearly 75 percent of homes come with private outdoor space, while select residences add rooftop terraces and plunge pools to the package.
Amenities and programming
The amenity lineup is deliberately extensive. More than 14,500 square feet of interior spaces spread across four levels are organized around a central “Glass House” atrium and a sculptural staircase. As reported by New York Real Estate Journal, the indoor offerings include pilates, yoga, boxing and cardio studios, a ceramics studio, a tea room, a screening room, podcast and Zoom studios, a game room, and a great room with a chef’s kitchen. Residents also have access to more than 12,000 square feet of exterior amenities, including a private garden off Dean Street and two landscaped rooftop parks.
Sales and marketing
Marketing materials and current listings show the project shifting into immediate occupancy as the sales campaign winds down. The building’s Compass listing presents the development as “Now over 80% sold” and highlights the active listings and agents handling the remaining units, while also linking back to the official project site for floor plans and availability. That public listing effectively functions as a running tally of what is still up for grabs as Bergen transitions from a presales story to a lived-in building.
Where Bergen fits in the Brooklyn market
Bergen’s sales pace has been gathering steam since closings began. Industry coverage noted that closings commenced last summer and that the project had already surpassed 70 percent in contract earlier in the sales cycle. Mann Report covered the start of closings in August 2025 and positioned Bergen as one of Brooklyn’s faster-selling new developments, crediting its design pedigree and amenity program. The end product is a high-design, amenities-forward building that has moved a larger share of its units than many recent launches in the borough.
With 84 residences closed or in contract, roughly 21 homes remain in the building, a relatively scarce chunk of inventory in Brownstone Brooklyn. That scarcity makes the remaining units stand out for buyers who prioritize substantial private outdoor space paired with built-in creative and wellness programming. For now, Bergen serves as a case study in how architect-led design and curated resident experiences can help accelerate sales in a tight local market.
