An 11-story office building at 200 S. Hanley Road in Clayton could soon swap office tenants for overnight guests, with a plan on file to convert the tower into a 150-room hotel featuring a restaurant, bar and café on the ground floor. The building sits along Forest Park Parkway, with surface parking and an attached garage already in place.
According to the City of Clayton, the proposal from Midas Hospitality was submitted Monday, April 6, 2026, and is listed as a CUP, ARB and site-plan review. The plans were received the same day and are now under staff review. Plan Commission and Architectural Review Board hearings have not yet been scheduled, and the city directs interested residents to the project materials for more detail.
What’s proposed
As reported by the St. Louis Business Journal and republished by KSDK, the plan would rework the existing tower into roughly 150 guest rooms and bring a restaurant, bar and café to street level. That coverage notes the site includes both a surface lot and a 156-space parking garage that currently serve the building.
Developer background and local context
Midas Hospitality, listed as the applicant, has built out multiple hotel projects in Clayton and the wider region and has experience turning existing properties into hospitality uses. Its recent activity in and around Clayton helps explain why an office-to-hotel conversion is on the table at this particular corner of town.
Next steps
City staff will first determine whether the application is complete, then schedule hearings with the Plan Commission or ARB. Members of the public can review the filing through the city’s project portal and at City Hall, as detailed on the pending applications page.
If the project is approved, the conversion would bring new hotel rooms and additional dining options to the Forest Park edge of downtown Clayton while repurposing an existing office asset. Before any construction can kick off, the development team will need to sort out parking, access and stormwater requirements as part of the review process. We will be watching the city’s calendar for the first public meeting and will seek comment from Midas and city staff if and when more materials are posted.
