The old Federal Reserve building in Downtown Jacksonville is trading in vaults for velvet. The June, a private members club under construction inside the historic structure, is now targeting a soft opening this summer with a grand opening in September, its developer said March 31. Renovations have pushed past the original schedule, but organizers say they are down to final finishes.
The club is set to occupy three floors and a basement of the 19,420-square-foot building, with plans for multiple dining rooms, lounges and private-event spaces. The structure, which dates to the early 1920s, totals roughly 19,420 square feet across those three floors and the basement.
According to Jax Daily Record, the city issued permits for the build-out in late February 2025, and the current project cost is about $6.4 million. Live Oak Contracting is leading the renovation. Live Oak founder Paul Bertozzi told the paper that “millwork has begun” and his crew is “looking for basically April to have that work predominantly completed.”
Investor and design team
Mokena, Illinois investor LFI Real Estate says it has come on board as an investor in The June, calling the club “our latest strategic investment” in a company news post. In that update, LFI Real Estate highlighted program elements and renderings that show a ground-floor grille, mezzanine-level library seating and a piano lounge in the basement.
The June’s website describes the project as a “next-generation hospitality company” aimed at emerging gateway cities. The team has tapped New York-based Ward + Gray to handle the interiors, which are being pitched as a key part of the club’s overall appeal.
Membership and money
Morgan-Saks told reporters that membership is approaching 500, with about 2,000 people on an interested-applicant list, a sign that Jacksonville residents may be more than ready for another private-club option downtown.
As noted in coverage of a Wall Street Journal piece, members were reported to face initiation fees starting at $5,000 and monthly dues beginning around $425, depending on tier. That reporting was summarized by Jax Daily Record. Organizers say there is no firm cap on membership yet and that they are being “intentional and discerning” about the mix of people they bring into the community.
Where it fits in downtown plans
The June is one piece of a much larger experiment in downtown revival. The club sits within the broader Gateway Jax effort, which aims to reactivate multiple North Core parcels assembled by JWB Real Estate Capital and its partners. The sponsors say that campaign could help unlock hundreds of millions of dollars in new development across the area.
Gateway Jax and its backers have bought up swaths of downtown property and are positioning projects like The June as anchors in a broader North Core comeback. The Downtown Investment Authority and city records also show incentive support tied to the building’s adaptive reuse, including an $8.6 million package intended to make the restoration financially feasible; see the DIA notes.
For now, The June’s online presence is limited to a “Coming Soon” landing page with a membership contact and phone number as construction wraps up. Organizers say final operating hours and membership specifics will be posted before the grand opening.
Per thejune.club, the venue is intended to function as a city-centric hub for dining, meetings and cultural programming while Downtown’s North Core continues to evolve. The planned soft opening is expected to give early members a first look at the finished rooms and service before the club opens more broadly in the fall.
