
The Edison Brothers Building at 400 South 14th Street in downtown St. Louis is getting a serious facelift, with Midas Hospitality announcing an $81 million renovation on April 29, 2026. The 13-story former J.C. Penney warehouse, now a mixed-use property with condominiums stacked above a hotel, is set to receive fully upgraded guest rooms, refreshed public spaces, new street-level amenities and a restored trompe-l’oeil mural. Developers say the overhaul will also bring a rooftop outdoor deck and expanded meeting and event space aimed at pulling more visitors back to the block near Interstate 64 and the Enterprise Center.
Developer outlines scope: hotel, mural and public spaces
According to FOX 2, Midas Hospitality plans to deliver 284 fully updated hotel rooms along with improvements to hotel and public spaces. The renovation will add new street-level retail and amenities, while also bringing back the color and detail of Richard Haas’s "Apotheosis of St. Louis" mural. A rooftop deck is slated to serve both overnight guests and event-goers looking for a view.
Team and financing named
In a release, Midas Hospitality identified MBG as the general contractor, Gray Design Group as architect, Avenir Group in charge of interiors and Robert Fishbone as mural consultant. The company also listed Historic Equity and Commerce Bank among the project's historic-tax-credit partners. Financing partners named for the project include Acres Capital, The Bank of Missouri and Peachtree Group, and the Breckenridge 1400 Condominium Association has been identified as a stakeholder in the deal.
History and the Haas mural
The building, constructed in 1928-29 for J.C. Penney and later occupied by the Edison Brothers stores, was added to the National Register of Historic Places in 1998. It is widely recognized for its large trompe-l’oeil mural that incorporates imagery from the 1904 World's Fair. Wikipedia and historical records note that the mural includes a depiction of King Louis IX alongside other fair-related elements.
City backing and downtown context
The latest plans arrive after several years of redevelopment interest in the surrounding block. City documents have detailed a Chapter 99 redevelopment plan and tax-abatement framework for work at 400 South 14th Street, signaling municipal support for shoring up downtown hotel and retail inventory. As outlined by the City of St. Louis, officials have treated upgrades along this corridor as part of a broader push to reactivate street-level storefronts and key hospitality properties.
Linda Eigelberger, a Midas principal, said in a statement quoted by FOX 2, "Our goal from the beginning has been to take care of this treasured building that already means so much to this city." Midas has said it will release a construction timeline and reopening date once permitting and financing are finalized.
