
Houston's next big luxury flex is coming with a side of cold plunge. KA Residences, a wellness-focused condo brand co-founded by designer Nina Magon and developer Moiz Bhamani, is planning an invite-only tower in the River Oaks and Uptown area that leans hard into in-unit spa living and white-glove service. The project is pitched as a tight collection of high-end "sky villas" with private lift lobbies, 24-hour security and concierge support, and pricing clearly aimed at well-heeled buyers. The developer is targeting an early 2029 delivery and is keeping early opportunities strictly by invitation.
Project details and price tags
According to Community Impact, the Houston building is slated for 25 "ultra private" sky villas, with a mix of two, three and four bedroom layouts plus penthouse residences. Connect CRE reports that homes are expected to come with private valet, secure lift lobbies and full concierge service, with prices starting around $3.5 million and penthouses projected between $9 million and $15 million.
The Merkaba Room: In home wellness
Mansion Global notes that every residence will include a dedicated "Merkaba Room" of about 400 square feet. That private wellness suite is planned to house a meditation pod, a hyperbaric oxygen chamber, a red light dry sauna and hot and cold plunge setup, all aimed at daily recovery and sleep regulation. "KA was born of the idea that wellness shouldn't be an occasional practice, it should be central to daily life," co founder Nina Magon said in the project's release, per Global Reporter Journal. Planned shared amenities include a private padel club, a performance center and a lap pool, so residents can toggle between in home rituals and smaller, residents only facilities.

The KA announcement drops into an already busy field of branded and ultra luxury condo projects in Houston, including a forthcoming St. Regis tower and a Ritz Carlton hotel and residence planned for Post Oak, a trend that signals steady demand for high end, service heavy homes, according to The Real Deal. Developers across the city have been leaning into hotel level amenities and concierge offerings to lure buyers who want lock and leave convenience without giving up wellness routines or privacy. KA's pitch tries to stand out by shifting the core spa and recovery elements out of shared amenity floors and into each residence itself.
