
Knox Street is getting a new rooftop perch. Sam Fox's Mediterranean restaurant Théa is headed to Dallas' Knox District with a two-story terrace planned to stare straight out at the Katy Trail. The Phoenix-born concept is slated to open in early 2027, carrying over its calling cards of shareable mezze and a spritz-forward cocktail lineup. It is the latest big-name arrival as developers load up the street with hotels, shops and new towers.
According to The Dallas Morning News, Théa Mediterranean Rooftop is expected to land at 3333 Knox St. in a two-story rooftop space overlooking the trail. "What makes this location especially exciting is the daytime experience," Fox said in a statement quoted by the outlet. The Dallas menu, as described by the paper, is set to lean on dips like hummus and baba ghanoush along with falafel, zucchini chips, Greek salads and kofta skewers.
Where It Will Sit On Knox Street
Théa's Dallas outpost is tucked into the Knox Street mixed-use project that has recently topped out and will be anchored by The Knox Hotel, part of the Auberge Collection. As reported by Boutique Hotelier, the wider development bundles office and retail towers with a half-acre park and a direct connection to the Katy Trail. With the nine-story office building at 3333 Knox scheduled to deliver in late 2026, the restaurant is set to sit in the thick of the district's new core.
What To Expect From The Menu
Théa started life as the rooftop program at Fox's Global Ambassador hotel in Phoenix, where the menu mixes Mediterranean mezze with sushi, flatbreads and grilled skewers. The Phoenix lineup features dips, flatbreads and a "Spritz Parade" of cocktails priced around $19 each, according to the théa Menu, a format Dallas diners are likely to recognize if the concept carries over. If the Dallas location follows the Phoenix playbook, guests can expect daytime patio service paired with evening rooftop dining.
Why Sam Fox Is Betting On Dallas
Fox, who founded Fox Restaurant Concepts and helped build brands such as Flower Child and North Italia, sold FRC to The Cheesecake Factory in 2019 in a deal valued at roughly $353 million, according to a company press release. He is now rolling out new ideas under his Author & Edit Hospitality banner, per a PR release detailing his hotel and hospitality work. With Knox Street drawing hotels, retail and residents, Fox says the neighborhood's daytime buzz and patio-friendly crowd make a rooftop Mediterranean concept a natural fit for the block.
