Developer Space Craft has been dialing up upgrades to common areas and resident spaces as crews wrap exterior work and move into interior fit-outs. Leasing activity and inspections are expected later this year as the building heads toward occupancy.
According to the Charlotte Business Journal, the Oxbow will include a central breezeway, street-level retail space and an amenity package the developer characterizes as elevated for the submarket. The Business Journal also confirms the project's 389-unit count and its position at the corner of North Davidson and East 25th streets. Those design choices are intended to help the property stand out amid a wave of recent multifamily deliveries.
Design Aimed At Street Life
The breezeway and retail frontage are designed to plug the building into the sidewalk scene and spark more daytime activity along a corridor that mixes older industrial shells with fresh construction. Across Optimist Park and nearby NoDa, developers have increasingly leaned into ground-floor uses that support local businesses while layering in amenity-rich apartment living. That combination can shift how residents move through the neighborhood and how small retailers plan for and respond to foot traffic.

The Oxbow joins a steady stream of apartment projects that have expanded rental supply in and around NoDa in recent years and will test demand for upgraded units and street-front shops. According to the Charlotte Business Journal, Space Craft raised the amenity package to court renters who want curated common spaces.
