North Austin bargain hunters are about to get one more reason to linger along I-35. T.J. Maxx is slated to open a roughly 31,000-square-foot store at the Shops at Tech Ridge, with state paperwork indicating construction will kick off this spring and wrap by mid-September 2026. The project is an interior build-out inside an existing retail shell, carries an estimated $1.5 million price tag, and plants another national discount player on the busy I-35 corridor north of Parmer Lane.
According to the Texas Department of Licensing and Regulation, the project is registered as "TJ Maxx Tenant Improvements" at 12701 North Interstate Highway 35, Suite 1100 in Austin, with a listed start date of May 1, 2026, and a scheduled completion of September 15, 2026. The TDLR filing puts the interior build-out at 30,970 square feet with an estimated cost of $1.5 million, and lists RB Tech Ridge LLC as the owner and LA Architects as the design firm.
Where it will sit
The Shops at Tech Ridge line a highly trafficked stretch of the I-35 corridor just north of Parmer Lane, in a run of retail that The Retail Connection describes as extending from Parmer Lane to Center Ridge Drive. The center’s leasing materials advertise available spaces up to about 31,663 square feet and cite I-35 traffic counts of roughly 141,792 vehicles per day. That kind of visibility is exactly why national chains keep circling the property.
Neighbors and the chain's footprint
As reported by MySA, the new T.J. Maxx location will share the center with retailers including Ross Dress For Less, James Avery, and Five Below. MySA also notes that the chain already operates multiple Austin-area stores and has been steadily expanding across Central Texas. The outlet reports it has reached out to T.J. Maxx for comment and plans to update if the company responds.
What it means for shoppers and developers
Industry reports indicate this move tracks with a broader Austin retail story. A recent market overview highlighted a roughly 32,000-square-foot T.J. Maxx at Tech Ridge as one of the notable leasing deals as the city’s retail pipeline picked up in 2025. Partners Real Estate's Q3 2025 summary and related notes point to renewed interest from big-box tenants in highway-visible centers. For shoppers, that typically translates to more options under one roof, while for nearby residents, it can mean heavier traffic and the short-term hassle of construction activity.
With construction slated to start May 1, drivers along the I-35 frontage can expect to see permits posted and crews on-site this spring, according to the state filing. As the interior build-out moves forward, job postings and an official opening date should follow; MySA has already reached out to T.J. Maxx for more details.
