The fresh deals cover a 19,380-square-foot expansion by Ambassador Theatre Group, a five-year in-building relocation for video-production outfit CRC Media, and a long-term renewal for PKSB Architects, keeping the property firmly anchored in the theater, media and production lane.
Matthew Mandell, GFP's asset and leasing manager for the building, handled negotiations for the landlord on all three transactions and cast the activity as a clear endorsement of the address. "Large, long-term commitments like Ambassador Theatre Group's are what set the pace for a building," Mandell said. As reported by New York Real Estate Journal, the leases together surpass 24,000 square feet and were wrapped up this week.
Film Center Mixes Old-School Bones With Updated Gear
Put up in 1929 and designed by Ely Jacques Kahn, the 13-story Film Center Building offers roughly 275,000 rentable square feet and has been upgraded in recent years, with former film vaults reworked and building systems brought up to modern standards. Those improvements, combined with its Theater District location and access to nearby transit hubs, continue to attract tenants tied to live and filmed entertainment. CRC Media, a video-production agency, committed to a five-year lease for 2,618 square feet on the ninth floor and will relocate within the property, represented by Wayne Siegel of LSL Advisors. PKSB Architects, P.C. signed a long-term direct lease extension for 2,816 square feet on the 12th floor, according to New York Real Estate Journal.
