
Jacksonville’s drive-thru coffee scene is about to get a little more crowded, with city records showing two Dutch Bros kiosks moving ahead on opposite sides of town. One permit has been issued for a drive-thru and walk-up kiosk on Normandy Boulevard, while a separate 986-square-foot site on Monument Road is under city review. Pursuit Development is listed as the developer on both projects.
According to the Jax Daily Record, the city signed off May 8 on a permit to Tatco Construction LLC for a 986-square-foot drive-thru and walk-up kiosk at 7952 Normandy Blvd. The Normandy project covers about 0.78 acres and carries an estimated construction cost of $669,885. The Monument Road proposal calls for another 986-square-foot kiosk on 1.22 acres, with an estimated cost of $630,000, the outlet reports. Both filings stick with the compact, drive-thru-focused format Dutch Bros has been rolling out across Northeast Florida.
Pursuit Development of Albany, Georgia, is identified as the developer on both sites, according to Pursuit Development. The firm’s projects page lists Dutch Bros among its Jacksonville work, putting the coffee chain squarely in Pursuit’s growing regional portfolio.
What To Expect At The Kiosks
Dutch Bros' small-format kiosks are built for speed, not hanging out. The brand prioritizes drive-thru service and a limited grab-and-go menu that includes Nitro Cold Brew, Rebel energy drinks, smoothies, lemonades and a short list of pastries, according to Dutch Bros. The lean footprint cuts down on construction complexity and typically lets the chain open locations more quickly than a full café would.
Expansion Pace And Local Footprint
The Jacksonville projects are part of a much bigger push. Dutch Bros told investors in a May 6 press release that it opened 41 new shops in the first quarter of 2026 and that its total shop count stood at 1,177 across 25 states as of March 31, 2026, according to Nasdaq. Local coverage has tallied at least 14 locations opened or planned in Northeast Florida and 33 Dutch Bros sites statewide, underscoring how quickly the chain is planting its flag in the region, per the Jax Daily Record.
Construction timelines will hinge on final permit approvals and contractor schedules, so groundbreakings may not happen in lockstep. Still, the Normandy and Monument Road kiosks add to a growing cluster of compact, drive-thru Dutch Bros locations that are reshaping quick-service options across Jacksonville. Expect more movement on permits and construction starts as the chain pushes into additional neighborhoods.
