New migration data show Georgetown outpacing other Lone Star destinations for in-state movers, largely because it offers cheaper housing while keeping big-city commutes and amenities in play. The surge has pushed Georgetown into the upper tier of intrastate hot spots nationwide this year.
moveBuddha released its 2025–2026 Migration Report on April 28 after crunching roughly 120,000 searches entered into its Moving Cost Calculator between April 1, 2025 and March 31, 2026. According to the report, Georgetown ranks as the No. 1 Texas city that Texans are moving to, with an estimated 2.61 new arrivals for every one person who left during the study period.
As reported by MySA, the same dataset puts New Braunfels at the top of the list for out-of-state movers, with a move-in rate near 2.15. In describing Georgetown's pull, moveBuddha does not sugarcoat it: "In Georgetown TX, bright lights and higher costs lie beyond the beltway," the report notes, adding that homes there average about 16% less than in Austin.
Why Georgetown Is Drawing Locals
For the Austin metro, Georgetown still reads as the comparatively affordable option. Zillow data peg the typical home value at around $427,000 as of late March 2026. The site also points to slower sales and more inventory than many inner-city neighborhoods, a combination that helps explain why families and remote workers keep drifting toward second-ring suburbs.
What It Means for Buyers and Local Services
For buyers, the tradeoff is straightforward: accept a bit more windshield time in order to get more square footage and a lower price tag than in Austin proper. City leaders, expecting that influx, have been updating long-range plans to manage the growth. City planning materials detail corridor studies and development priorities that officials are tracking as new residents come in.
