Hockley is getting a major new neighborhood, as LGI Homes rolls out Cypress Trails, a roughly 500-home master-planned community aimed squarely at buyers feeling squeezed by Houston prices. The pitch is simple enough: trade the city core for a longer drive up US 290, and in return get new construction, fresh amenities and a price tag that starts a lot lower than many in-town options.

What Cypress Trails Will Offer

Cypress Trails is planned for more than 500 homes, wrapped around an amenity corridor built around two central parks and walking trails, according to a press release from LGI Homes. The Hideaway and Songbird Park are billed as the main gathering spots, set up for everyday play and neighborhood events.

The builder says residents can expect pickleball courts, playgrounds, outdoor fitness stations, picnic areas and a dog park, all tied together by trails. LGI also highlights relatively modest HOA dues and a low tax rate as part of the strategy to keep monthly costs in check.

Pricing And Floor Plans

Floor plans will run from two-bedroom villas up to five-bedroom single-family homes topping out around 2,900 square feet. Pricing is being marketed in the mid $200,000s, a level the Houston Chronicle described as "around $250,000" in its coverage of the project. LGI is positioning that product mix as an entry-level new-construction option for households that have been effectively priced out closer to central Houston.

Builder Numbers And Market Pressure

The push into Hockley is arriving at a moment when LGI is feeling some pressure of its own. The company reported 881 home closings in the first quarter of 2026, down nearly 12 percent from the same period a year earlier, according to its first-quarter results. That slowdown tracks with a broader affordability squeeze that has some buyers hunting farther along US 290 and the Grand Parkway for more attainable homes.

Per the company release, LGI is answering that shift by leaning into value-focused floor plans and amenity packages in lower-cost suburban locations such as Cypress Trails, rather than chasing luxury price points in hotter urban ZIP codes.

Where It Sits

The community is planned near the intersection of Waller-Tomball Road and Bauer Road, roughly 38 miles northwest of downtown Houston and just off the Grand Parkway. Local reporting points out that the location gives residents highway access to job centers and shopping hubs. Coverage from the Houston Chronicle also notes the site falls within Waller Independent School District, which is a key selling point for many families choosing the outer suburbs.

What Buyers Will See

LGI is framing Cypress Trails as a value-driven master plan rather than a luxury enclave. "We chose this location due to its close proximity to jobs, shopping and recreational amenities," the company quoted Pat Vedra saying in its release. Vice President Zach Walden added that the builder expects demand to be strong in the area.

According to the announcement, LGI will roll out both its CompleteHome and CompleteHome Plus series in Cypress Trails, a two-tier approach meant to hit different price points and feature sets as sales ramp up.

For buyers watching Houston’s affordability crunch, Cypress Trails is another example of builders pushing farther out to make the math work. The real question is whether communities like this can truly deliver lower monthly costs once taxes, insurance and longer commutes get factored in, a test that both developers and hopeful homeowners will be watching closely.
