County roll: steady, measurable gains
According to Macomb County, New Baltimore's average residential true cash value sits at roughly $347,900 in the 2026 Equalization Report, and the city's average residential valuation rose about 6.6% year over year in the county tally. The same report shows the city's total residential true cash valuation increasing by roughly $67.4 million between 2025 and 2026, a jump officials will use when they finalize the assessment rolls.
What Zillow and local press are showing
Zillow pegs the typical New Baltimore home at about $360,846, an increase of roughly 4.2% over the past year, with data through April 30, 2026. The trend drew extra attention in a Detroit News picture gallery published May 19 that spotlighted rising local values.
Local sales data are more mixed
Monthly MLS medians can get quirky in a small market. Redfin reports March 2026's median sale price at about $233,750, a 34.2% year-over-year decline, but that number is based on only 14 sales for the month and is therefore vulnerable to a few outlier deals. At the same time, Realtor.com shows a median asking price near $430K and a roughly 99% sale-to-list ratio in recent months, which suggests that well-priced listings are still finding buyers. Taken together, the data point to neighborhood and price band differences, with waterfront areas and newer subdivisions outpacing the older core.
