A longtime IHOP on Southwest Military Drive is set to turn into the latest Applebee's-IHOP combo in San Antonio, giving diners one building where they can chase pancakes with boneless wings. Regulars at the 24-hour pancake house may soon be able to order breakfast and dinner favorites from both brands without ever switching parking lots.

According to MySA, a project details page filed with the Texas Department of Licensing and Regulation on April 27 shows the IHOP at 2634 SW Military Drive will be renovated so both brands operate under one roof. The filing lists construction to begin July 2, 2026, with an estimated completion date of Feb. 22, 2027, and a budget of about $400,000. The restaurant is still listed in IHOP’s directory, confirming the address and hours at the site (IHOP).

Dine Brands, the parent company behind both chains, opened the first U.S. dual-branded Applebee's/IHOP in Seguin in February 2025 and has been pushing the format as a way to serve more dayparts from one kitchen, Restaurant Dive reported. Industry coverage says the arrangement can lift sales by capturing breakfast, lunch and dinner traffic in the same footprint.

Where in San Antonio the combo is landing

MySA notes there are at least four combination Applebee's/IHOP locations already operating across the city, including spots near Broadway, Marbach, I-10 and Loop 1604 by Stone Oak. State project pages back the trend: a planned IHOP/Applebee's renovation at 3820 Broadway is listed with the Texas Department of Licensing and Regulation, and another conversion at 8107 Agora Parkway in Selma appears in separate filings from the Texas Department of Licensing and Regulation.

How the menus fit under one roof

Operators say dual-brand locations typically keep two distinct dining areas while sharing a single kitchen and host stand, so customers can mix and match menu items any time of day. Coverage of the Seguin opening described exclusive menu items for U.S. dual-brand restaurants while preserving elements of both brands’ decor and service styles (CultureMap).

If the Military Drive project stays on schedule, the change will stretch the IHOP footprint into more dayparts and add Applebee's bar and dinner business at the same site. We will be watching state filings and local permits to see whether the location closes for construction altogether or undergoes a phased renovation.
